Are you a current property owner on the East Side? You may be eligible to freeze your property taxes for 10 years!
Properties in the East Kansas City Urban Renewal Area or any other Urban Renewal Area are eligible for 10 years of abatement of 100% of the increased property taxes. Owner-occupied single-family homes, as well as investor-owned properties with up to eight (8) apartments, can apply for property tax abatement during their construction or rehabilitation. Real Estate Diversity Initiative (REDI) is a comprehensive, 15-session curriculum designed to advance the real estate careers of women and professionals of color.
Twenty participants step into the role of a real estate developer, gaining direct knowledge and experience working in teams to produce a development plan, proforma, and marketing plan for a real project. Participants are taught by a volunteer faculty of experienced, multidisciplinary, top-tier practicing real estate professionals serving as instructors, mentors, and facilitators who share market-based knowledge and the wisdom from their experience. The program concludes with REDI teams presenting their proposals to a panel of real estate professionals who engage the participants and provide constructive feedback.

Our Workshops on small scale real estate development are all about project formation. We take a big picture view of neighborhood-based development to help attendees analyze what makes a good project, how a building makes money, and how small developers interact with the broader ecosystem of professionals in the built environment. By the end of the Workshop, aspiring developers will feel more prepared to take the first steps on their own project.

Our Small Developer Boot Camps build on the foundational training from the Workshops. The Boot Camp is an opportunity for participants to bring an actual project in front of seasoned small developers. In small groups, participants work through exercises like digesting their zoning code, drawing a basic site plan, creating a financial pro forma model, and creating a pitch package for investors, all applied to their own specific project.

Concept to Construction — Development Consulting
Are things getting serious, fast? Maybe you have an old golf course…or a strip center that you want to bring back to life? On a selective basis, we work directly with clients from concept to construction and occupancy. We act as an experienced resource and sounding board (seriously, you can text us for technical and moral support) to help entrepreneurs, non-profits, and even civic entities through the complex process of community redevelopment. Our goal is to help build your capacity — even if you are not experienced in real estate — to achieve success in your current project.
Items we can address with you and your development team: pro forma based design where we run ideas and construction numbers in real time. We can assist with zoning analysis, engineering, building code and help prepare you for bank financing.
Price: $3,000 and up depending on the project scale and scope.

The “South Bend” — In-Person Visits to Your Community Ecosystem
We know that sometimes, you just had to be there. Our team offers an immersive 3-day visit to engage directly with your small-scale development ecosystem. Our goal is to inspire, engage, and assist your community’s motivated doers with their project needs. This visit can be curated based on the specific needs of your place, but generally, it looks something like this:
Day 1: Kick-Off — A casual get-together event hosted at a great local coffee shop or neighborhood pub. We will meet with your ecosystem and give a brief overview presentation of what we do, and facilitate a discussion about topics of interest.
Day 2: Coaching & Exploration — We will spend the day focusing on up to 8 community development projects at various stages of completion. Our team will help developers think through their plans and prepare to take the next step.
Day 3: Seminar — We will host a 2- to 3-hour seminar on a topic of interest. Note: This can be done with one event OR as some of our clients do, multiple times per year.

Beginning January 17, 2023, new rules apply to residential development on an “infill lot”. The purpose of these rules is to set contextually appropriate standards. Applying such standards helps to ensure that the development occurring is similar in scale and placement on the lot as nearby buildings. Conventional lot and building standards have applied the same rules to established neighborhoods as they do to newer ones. Doing so often requires development on infill lots to first obtain variances, which can add considerable time and risk.

In 2022, City Council approved an ordinance Thursday to allow for the use and rental of accessory dwelling units. Before 2022, property or homeowners could not legally rent or live in detached dwellings unless it was an already existing carriage home. The approval of the ordinance allows for use of the space for family and friends or rent the space out to a tenant. A survey of Kansas Citians showed three in four people were interested in seeing ADUs as a housing option. Data KC received more than 1,700 responses representing every district in the city. An accessory dwelling unit (ADU) is considered a second dwelling unit on the same lot of a principal home. ADUs are often used as rental units or for intergenerational or extended family living.
